Can I apply from outside of Japan?

You may apply from outside of Japan. It is possible for you to complete procedures and not have to come to our office until the day you receive your key or the day you move in.

Is non-Japanese language support provided?

Yes. Our staff can provide service in English and Chinese. If you would like service provided in another language, please contact us.

Do the rooms come with furniture and appliances?

Rooms in "student residences" come with furniture and appliances. Rooms in "student apartments" that do not come with furniture and appliances may use a furniture/appliance rental service.

What documents do I need when making a contract?

You will need the documents below:
①Copy of passport or Certificate of Eligibility. (If you are already a resident of Japan) A copy of your residence card.
② Student ID, letter of admission, or notification of acceptance

Do I need someone to be my guarantor?

No. You will be required to use a guarantor company when making a contract, which requires a separate fee.

How can I pay the settlement amount?

In principle, you are required to make payment through a remittance.

Is a short-term contract possible?

Please consult with us if you wish to make a contract that is less than one year.

What should I do if I lose my key?

We are here 24/7, 365 days a year, to provide support and assistance in case of lost keys, clogged toilets, suspicious situations, or sudden injuries or health issues. We are dedicated to offering a caring and prompt response to your needs.

Rental term glossary

Key money fee (reikin)

The renter pays this money to the lender as a sign of consideration for entering into a rental contract with them. This money is not returned when the renter vacates the property.

Admission fee (rent)

This is the annual rent for the period of the contract. It is a paid as a lump sum at the beginning of the contract. Renewals will be treated in the same manner.

Renewal fee

This is money that the renter pays the lender when a rental contract is renewed. This money is not returned when the renter vacates the property.

Maintenance fee

These fees are shared by each resident to cover costs required for electricity fees and maintaining stairs, hallways, and other common-use spaces.

Room deposit fee (shikikin)

This money is deposited to the lender to cover the renter obligations to pay for repairs or damages caused by nonpayment of rent or damages to the property caused by intentional neglect. When the renter vacates, if no debts need to be covered or the amount of the deposit is greater than the amount needed to pay debts, the remainder of the deposit will be returned to the renter.

Brokerage fee

A brokerage fee is a service fee paid to the mediating real estate when a successful rental contract is made. It is usually the same fee as one month of rent, and in most cases, the lender requests the fee be paid by the renter. Please confirm your receipt of the payment to see the actual amount of the brokerage fee (amount billed). Once the contract is made, the brokerage fee is non-refundable.

Rental guarantor company

Rental guarantor companies provide an advance payment to owners in the case that a tenant is unable to pay their rent for some reason. The company acts as a traditional co-signer and it is becoming common for signing up for the services to be required when making a contract for a rental property.

Nasic Club 24

These services to ensure that you feel fully secure and supported during your first time living alone and enhance your student life. These 24-hour support services are: "Maintenance Service 24" which reliably responds to various troubles in your daily life; and "Medical Service 24" which attends to injuries, and physical and emotional worries.

Lock change fee

For safety reasons, the locks will be changed from those of the previous tenant. You will only be charged for this fee once.

Room disinfection fee

Your room will be professionally disinfected, insect-proofed, and deodorized before you move in.
This has a one-year guarantee, so if you find cockroaches, fleas, or mites within one year of the date of the procedure, they will be professionally exterminated for free.

Student residence

Unlike regular condominiums or apartments, Nasic's student residences provide 24-hour management, offer meals, and prioritize the safety, security, and health of students.
